Mortgage servicers and loan investors establish requirements for PMI removal based on current property value. These rules may address the homeowner’s payment history, loan age, loan-to-value ratio and the source of the increased value.
How Can Appreciation Affect PMI?

- Adding permitted living space
- Replacing outdated mechanical systems
- Completing significant structural improvements
- Adding an eligible bedroom or bathroom
Routine maintenance does not necessarily produce the same result. Painting, replacing worn flooring or repairing deferred maintenance may preserve value without creating a major increase.
Keep contracts, receipts, permits and before-and-after photographs. The appraiser may consider qualifying improvements when evaluating the property.
What Other Requirements Apply?
Sufficient equity is only one part of the PMI removal process. A servicer may also review:
- Mortgage payment history
- Current loan status
- Existing second mortgages
- Home equity loans or credit lines
- Property condition
- Minimum seasoning requirements
